Position Summary: The Porter prepares vacant units in preparation for marketing and occupancy and property common areas, office and model units.They will work closely with the maintenance staff.

Key Roles / Responsibilities:

  • Cleans the property business office, restrooms, model apartments and property common areas on a defined schedule
  • Responsible for the overall upkeep of the property landscape and the exterior image which includes but not limited to cleaning of driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public areas
  • Responsible for providing excellent customer service by addressing the concerns and maintenance needs of our residents in a friendly and professional manner
  • Reports any maintenance problems to the Maintenance Supervisor
  • Help clean and maintain storage areas.
  • Able to move equipment and appliances.
  • Transfer trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keep dumpster doors closed on windy days.
  • Check and replace exterior lighting on a regular basis.
  • Clean and maintain pool as directed. If certified, complete maintenance on pool as needed.
  • Repair and replace windows, screens, sliding glass doors, etc. Perform routine maintenance on property as requested by Property Manager or Maintenance Supervisor
  • Assist with various physical tasks as directed such as tearing down fences, digging post holes, carrying abandoned sofas, etc.
  • Perform interior and exterior painting duties when requested. Carry buckets of paint from storage area to work site.
  • Perform any additional duties assigned by Property Manager or Maintenance Supervisor


Required Education, Experience, and Qualifications:

  • Entry level position that requires at least 1 year of experience in on-site multi-family property or equivalent field.
  • High School diploma or equivalent required.
  • Experienced in Hand Tools.
  • Bend/stoop/squat Climb stairs and ladder. Reach above shoulder.Grasp/grip/turn tools and equipment to perform routine repairs.finger dexterity to handle tools
  • Frequent need to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation "on-call" status may occasionally require expedient travel to assigned property at moment's notice.
  • Ability to work a minimum of 40 hours per week and assist in case of emergencies


Working Conditions:

  • Environment, such as an office or outdoors.
  • Exposures encountered, such as hazardous materials, loud noise, or extreme heat/cold.
  • Essential physical requirements, such as climbing, standing, stooping, or typing.
  • Required to work some weekends, nights, or be on-call as a regular part of the job.
  • Professional appearance is required; Attire will be designated by the area supervisor.
  • Lift 25-50 lbs. Note: Lifting and carrying items over 50 lbs. should be done using assistance from one or more people. Examples of heaviest items lifted include washers/dryers, refrigerators, A/C units, abandoned sofas, etc.
